CGI Window Replacement: The Los Angeles Owner’s Guide

CGI window replacement in Los Angeles typically runs $780 – $1,450 per opening installed, depending on the series, size, and whether you need impact-rated glass matched to the original spec. We stock the most common CGI replacement sashes, balances, weatherstripping, and hardware on the truck, and most single-opening replacements are finished the same day we arrive. The way owners usually discover the problem: a sash that suddenly drops when opened, a crank that spins without moving the vent, or condensation fogging between the panes that no longer clears.

If you’ve got a CGI window that’s binding, leaking air, or refusing to stay open, the part you need is probably smaller than you think, and replacing just that part is almost always cheaper than a full window swap. We’ll walk through which parts fail first, what they cost, and how to tell whether yours is repairable.

Which CGI Models This Applies To

We regularly replace parts on the CGI Estate Collection, the CGI Sentinel series, and the older CGI Classic line still found in homes from Santa Monica to Pasadena. The compatibility gotcha most owners hit: CGI changed their balance shoe design around 2016, so a balance assembly from a 2014 window will not seat into a sash from a 2020 window, even if both are labeled “single hung.” You need to match the part to the window’s build date, not just the series name.

The fastest way to identify your window is the etched glass code in the corner of the lower pane or the manufacturer sticker on the top edge of the sash. It lists the series, the date code, and the DP rating. Take a photo of it before you call anyone. If the sticker’s gone, we can identify the window from the balance shoe profile and the extrusion shape, but the sticker gets us there faster.

For CGI specifically, we carry OEM parts where tolerances matter: balances, pivot bars, and cam locks. For weatherstripping and glazing bead, we use a quality aftermarket equivalent that meets or beats the original spec and costs about 30% less. You should know that Lightwell Windows & Doors is an independent service provider, not a CGI factory affiliate, so we’re free to tell you when an aftermarket part saves you money and when it doesn’t.

Signs Your CGI Window Replacement Is Failing

  • Sash drops or won’t stay up. The balance system, usually a block-and-tackle or spiral balance, has lost tension. In coastal Los Angeles, salt air accelerates spring corrosion, and we see this most often in homes within three miles of the water.
  • Crank spins without resistance. The operator gear has stripped. This is common on casement windows after years of forcing the crank against a misaligned sash. The operator is a $40 – $80 part, but forcing it too long can bend the hinge arm, which turns a simple repair into a bigger one.
  • Fog between the panes. The sealed glass unit, or IGU, has failed. Once the argon or krypton fill escapes and outside air gets in, the low-E coating starts degrading. It is not just cosmetic; the window’s U-value drops, and your AC works harder through every Los Angeles summer.
  • Drafts around a closed window. Weatherstripping has compressed or the interlock is misaligned. This matters most during Santa Ana winds, when a 1/16-inch gap can leak a surprising amount of dust into the house.
  • Sash tilts in but won’t tilt back or lock. The tilt latch or the pivot bar in the bottom of the sash is broken. A broken tilt latch is a $15 part, but if the pivot bar is also worn, you’ll want to replace both at once so the sash seats correctly.

Replacement Cost & What’s Included

Here’s what you should expect to pay for CGI window replacement parts and labor in Los Angeles:

  • Balance replacement (single sash): $140 – $260 installed, including both balances so the sash rides evenly.
  • IGU (sealed glass unit) replacement: $280 – $600 per sash, depending on size and whether it’s impact-rated.
  • Crank operator and hinge set: $180 – $340 installed.
  • Weatherstripping replacement, full window: $95 – $180 installed.
  • Full sash replacement (CGI Estate or Sentinel, standard size): $480 – $950 per sash, including the frame-matching trim and hardware transfer.

The spread in those ranges comes from window size, series, and whether the glass needs to be tempered (anything within 24 inches of a door or below 18 inches from the floor in a bathroom). Every quote we give is a written, line-item price before any work starts, so there is no surprise at the end. The work is covered by our 365-Day Done Right Promise: if it is not right, we make it right.

DIY or Call Us?

You can safely check a few things before calling. Look for the etched glass code or the sash sticker and take a photo. Check whether the sash tilts in and out smoothly by hand, and note what the window is or isn’t doing: dropping, binding, fogging, leaking air. That saves a diagnostic trip.

Where DIY goes wrong is the balance system. Block-and-tackle balances are under spring tension, and removing one without knowing how to release the tension can give you a face full of aluminum and a broken window track. The same goes for prying out an IGU: if you bend the glazing bead, the new glass won’t seat properly, and you’ll buy the part twice. If it’s more than a tilt-latch swap, call a pro.
