How Lightwell Windows & Doors Was Born
Keith Yamada spent his early years in the trade working for other companies, and the thing that wore him down was never the labor. It was the gap between what homeowners were promised and what actually showed up at their door. He sat in more than one living room where a family had paid good money for a window replacement only to find gaps around the frame, a sash that stuck, or a crew that left caulk smeared across the glass and fast-food wrappers in the flower bed.
In 2010, he’d had enough. A homeowner across town showed him a receipt from a previous contractor, and the pricing made no sense. The work was incomplete, and the company had stopped returning calls. Keith spent a weekend fixing what should have been done right the first time. That job stuck with him. He started Lightwell Windows & Doors in Los Angeles with a simple belief that carried the company as it grew across California and into markets like Miami: every homeowner deserves a written price before work begins, and every job should end with the house cleaner than we found it.
Keith Yamada’s Personal Connection to the Windows & Doors Trade
Keith came into this work the way a lot of people find their calling: by accident, and then on purpose. Early on, he took a job on a framing crew because it paid, and the first day he was handed a stack of window flanges and told to make them fit. The sun was up, the air had that dry California smell of sawdust and warm stucco, and by the end of the shift his hands ached but the openings were square. Something about that clicked. A window is not just a hole in a wall. It’s a boundary between inside and outside, and getting it right means light, airflow, comfort, and safety all at once.
Over the next decade plus, he worked his way through every part of the trade: measuring, flashing, leveling, sealing, and eventually running full installations. He learned which corners you can’t cut, what a poor seal does to a wall cavity over five years, and how much a quiet, tidy crew matters to a family with a toddler napping in the next room. What gets him out of bed now is the same thing that got him on a ladder the first time: the satisfaction of standing back at the end of a job and seeing a line of new windows catch the afternoon light exactly the way they should.
If he weren’t doing this, he’d probably be building furniture. The precision is similar, and so is the reward: you make something with your hands, and it lasts.
Meet Keith Yamada – The Person Behind Every Job
Keith Yamada is the Owner & Founder of Lightwell Windows & Doors. He trained in the field, not just in a classroom, and he still walks job sites because he believes the person whose name is on the company should know what a finished install looks and feels like. He’s state-licensed where required and holds the industry knowledge that only comes from touching thousands of window and door openings over the years.
What sets him apart from a corporate franchise technician is depth. Keith understands how window choices ripple through a home: how the right glass affects a utility bill in a Sacramento summer, how a coastal home in Long Beach needs different hardware than a dry inland house in Fresno. He is a father, a dog person, and someone who treats other people’s homes the way he’d want his own treated. That is not a slogan. It’s the standard every Lightwell Windows & Doors location is expected to meet.
Our Promise to Homeowners
Every Lightwell Windows & Doors location works to the Cedarwell Care Promise. It’s a set of commitments that came straight from Keith’s early frustrations in the trade, and it has not changed since. We call it our C.A.R.E. values, and they’re specific on purpose:
- Clean up like it is our own home. Shoe covers and drop cloths inside the house. A photo of the clean-up before we leave.
- Ask before we move or touch anything. Your furniture, your curtains, your kids’ toys. We ask first.
- Respect the family’s time and quiet hours. Quiet tools when the kids are asleep, and we work around your schedule, not ours.
- Explain the price before the work starts. Every job gets a written price. No surprises, no vague line items.
These are not aspirational values. They are the operating rules every Lightwell Windows & Doors location agrees to when they join the Cedarwell family. That’s why the promise is stamped on everything we do.
Our Credentials
We’re careful about credentials because homeowners deserve to know exactly who is coming into their home. Here’s what every Lightwell Windows & Doors location stands behind:
- State-licensed: Every pro working under our name is required to hold the license their state requires for windows and doors work.
- Insured & bonded: Every location carries the coverage a homeowner should expect before a crew steps onto their property.
- Years of local experience: Keith has worked in this trade since before the company was founded in 2010, and the network has grown across California and into Florida.
- Strong local reputation: Each Lightwell Windows & Doors location is an independent local business that agreed to work to the Cedarwell Care Promise. Reputation is earned one clean install at a time.
Why does this matter to a homeowner? Because a window or door replacement touches your walls, your trim, your energy bills, and your family’s comfort. The person doing that work should be accountable. Licensing, insurance, and a written promise are how we show that accountability before you ever sign anything.
Rooted in the Communities We Serve
Lightwell Windows & Doors started as one shop in Los Angeles, but the network has grown because homeowners in other cities asked for the same standard. Today our locations serve families across Los Angeles, San Diego, San Jose, San Francisco, Fresno, Sacramento, Long Beach, Oakland, Anaheim, Riverside, Irvine, and Miami. Each location is independently owned and operated, staffed by local people who know their own market’s climate, architecture, and building codes. Cedarwell does not pretend to be from every town. We chose local teams who already were, and we gave them a promise to keep.
